Conducting Condition/Ingoing Inspection Reports
Condition/ingoing inspection reports are an important document that forms part of the lease. It records the condition of the property prior to a tenant moving in and is then used when a tenant vacates as a reference point to see if there are any damages to the property.
At Onside Property Group we conduct thorough reports with detailed commentary and extensive photos to ensure the condition of the property is well documented at the start of every tenancy.
A tenant is required to return their portion of the condition report within 7 days of their tenancy commencement.
Vacate/outgoing Inspection and Bond Claims
Vacate/outgoing Inspections are conducted when a tenant vacates the property once keys are returned by the tenant and vacant possession is provided. We reference the condition report during this inspection and note down any damages or maintenance concerns.
If any damages are noted that were not existing prior to the tenant moving in, we then liaise with the vacating tenants and negotiate the rectification of the damages.
We arrange quotes for the required work, and all arrange for the work to be completed by a qualified trade. Costs for any damages are then deducted from the bond to cover the damages.
Routine Inspections
Routine inspections are important in documenting the condition of a property, ensuring it complies with local safety regulations, ensures all is safe and well maintained and ensures there are no present issues that could cause an accident or are a potential or current health hazard.
Documentation and photographs from these inspections help determine any maintenance and repairs needed to maintain your home’s value and avoid potentially more costly repairs if left unattended. Routine’s also help resolve tenant issues that may potentially arise.
Managing Payment of Outgoings
To assist in streamlining and removing the stress of remembering to pay outgoings for your property we are happy to manage and pay bills on your behalf. Regular outgoings include strata levies, council rates, water rates and insurances.
At the end of each month any payments made will be noted on your statement for good record keeping.
